FEMA 50% RULE APPRAISALS

Due to the recent Hurricane's that have affected the west coast of Florida, Homeowners that have homes located under the current flood zone levels are subject to the FEMA 50% rule requirement. This requirement only allows a homeowner to repair or improve their homes up to 50% of the properties structure value.  County records are where a home's structure value is found, and that number is used to calculate the 50% of the structures value to issue permits to repair homes. Unfortunately, more often than not the county structure value is outdated and inaccurate. you as a homeowner are allowed to hire a certified appraiser to provide you the most accurate structure value and historically is considerably higher than the county calculates and gives homeowners the ability to reset the property's structure value to the most accurate value which will allow homeowners to repair or improve their homes and conform to the FEMA 50% rule instead of tearing there home down or making it conform to the current flood zone height for the area.  Our office has performed over 1000 in the past years of these type appraisals and have helped homeowners save their most valued possession, their homes.  One call to our office at 239-898-5522 we can easily explain and get your structure appraisal in process so that you can save your home and make the needed repairs and updates.

We serve the west coast of Florida from Tampa southward to Marco Island and are here to serve your appraisal needs.

It's very hard to be objective about your house because you probably have an emotional attachment to it. A professional appraiser is objective and will tell you what you need to know, not just what you want to hear. A professional appraisal is very valuable as a negotiating tool once you have a potential buyer, in addition to helping you set a realistic selling price so your house will attract buyers. The appraisal is something tangible to show the buyer. The appraisal is an independent third party's opinion of your home's value, not just how much you think your home is worth. Interested buyers know you have an emotional attachment to your house and will be far more likely to give credibility to an expert appraiser's value opinion than yours.

Appraisals to remove PMI

A popular money saver for homeowners is getting the PMI removed from their mortgage loan, thus saving them money on their monthly payments. PMI stands for "Private Mortgage Insurance". Your monthly payments will go down once your mortgage loan is less than 80% of the value of your property. In most cases you can apply to a lender to have the PMI canceled from your loan. We are veterans in helping homeowners just like you rid yourselves of unwanted PMI insurance.

Challenging Lee county's assessment of your property

Since your property assessment may likely go up again in the next period, the sooner you take care of things like this, the better off you'll be. A professional appraisal from GIZZI APPRAISAL OF SOUTHWEST FLORIDA is your perfect weapon when contesting your property tax assessment.
